Common questions
Does selling a house held in a trust need court approval? +
Usually not. A successor trustee can generally sell under the trust’s own authority, without a probate case or court hearing. I handle the property side and keep the documentation the trustee needs for the beneficiaries.
Do I have to wait until probate is finished to sell the house? +
Usually not. In California, a home can often be sold during probate — sometimes with full authority under the Independent Administration of Estates Act, and sometimes with court confirmation. I help you determine which path applies and keep the sale moving.
Who pays for cleaning out and fixing up the property? +
In most cases these costs can be handled by the estate or arranged so there is nothing out of pocket for you upfront, then settled at closing. I coordinate trusted vendors so you are not managing it alone.
I live out of the area — can you still help? +
Yes. Many families settling an estate live out of state. I can manage the property, vendors, and showings locally and keep you updated every step of the way.
